At the end of August, we were sitting at the highest number of active listings year to date, with 396 homes on the market. In fact, 396 is the highest number of active listings I’ve seen since I started tracking these numbers. As a reminder, my stats include residential properties in Grey Highlands, West Grey, Chatsworth and Southgate.
There were only 37 residential sales across those four areas in August, down from 51 in August last year and 38 the year before. These are each large geographic areas, so seeing only five, six, eight and, at the highest, 18 homes sell in an entire month really puts into perspective just how selective buyers are right now.
At the end of August, Grey Highlands had the most active residential listings at 145, yet only six homes sold during the month, West Grey followed with 119 active listings and recorded the most sales at 18, Southgate had 92 active listings but only eight sales, while Chatsworth had 40 active listings and just five sales. Across all four areas, the average sale price in August was just under $640,000.
What we’re hoping to see, with so many listings available and price reductions happening daily, is buyers becoming more active and the number of sales beginning to increase. There are some really good properties on the market right now, so if you’re thinking about buying, this is a great time to start shopping.
